The Median townhouse/condo sold price in June of 2009 was $299,000 with an average of 42 days on the market.

The Supply and Demand Number of Units sold in June of 2009 was 19 units sold compared to 30 units sold for June of 2007 a 37% drop.

During the time period 62 Townhouses and Condos sold in Tredyffrin Township and 30 of those sales were in the community of Chesterbrook.

Days on the market and Months Supply of Inventory are beginning to return to some normalcy with June DOM at just 42 days from listing date to settled date as you can see from my Months Supply of Inventory Graph. While the MSI is currently 3.9 months  in June of 2009 as compared to 2.9 months in June of 07 that’s a huge improvement over the statistics from December/January of 2008.

There were 54 Town Homes and Condos for sale in Tredyffrin as of the end of June and 26 of those town homes were in Tredyffrin, Wayne,  Chesterbrook Pa.

Spring and the official Vernal Equinox , arrives March 20th 2009, and not a minute too soon, in my opinion, and yours too I imagine. These charming Johnny Jump Ups can be found along a path as one of our earliest signs of Spring together with Crocuses and Forsythia. Even in December if it’s warm, but not this year.  If planted in a protected area, they’ll often reseed themselves.

A visit to the Philadelphia Museum of Art is a great way to begin your Spring walking.  Cezanne and Beyond – A Century of Great Artists Philadelphia Museum of Art – You will see more Cezanne and the artists Cezanne influenced, at the Philadelphia Museum of Art than if you went to Paris up to May 17^th. This is an outstanding opportunity. Adults $14, Seniors $12, Children 12 and under Free.

*Birds chirping, a warm sunny day, Spring senses stirred and I begin to hear the call of the countryside. Chester County Pennsylvania Countryside to be specific. No one does a day in the country better than Chester County Pennsylvania.

*Try Longwood Gardens where you stroll either indoors or outdoors when you hear the call of Spring early as I do. Also, Valley Forge National Park has many places for a Spring walk, both natural and paved (keep in mind the Valley Forge Road Bridge closing for detours into the Park) .

*Plan on at least two visits to Historic Yellow Springs where you’ll find 142 Acres to walk about and explore. The Yellow Springs Art Show is held April 25^th to May 10th, offering original Artworks by local Artists and the Annual Summer Fest Day is held Sunday, June 1^st.

*Visit the Historic Mill At Anselma and take a stroll along Pickering Creek and get ready to enjoy the opening day of the Anselma Farmers Artisan Market June 4^th

*Right here in Devon, our favorite, Jenkins Arboretum, Devon Pa is temporarily closed but poised for a Spring Opening and the unveiling of the New Education Center. So stay tuned.

*Marsh Creek State Park is another Chester County gem for you to explore anytime of the year.

*Plan ahead for a June visit to French Creek State Park. And while you’re in French Creek Park, be sure to visit the Historic Hopewell Furnace Colonial Community (June thru Labor Day with community demonstrations or visit Crow’s Nest Preserve, part of the National Lands Trust Preserve of open space and stop by the J. Maki Winery French Creek Ridge Vineyards for a Wine/Champagne tasting.

*The Clover Mill Vineyards and Winery–plan ahead for the May 2009 reopening and a Sunday afternoon wine tasting right here in Chester Springs.

And last but not least, and Daisy’s favorite, is our own Wilson Farm Park, here in Tredyffrin Township, for good old everyday walking fun. Seems like there’s twice as many Ducks and Geese as last year (must be Spring!).

A First Time Home Buyer called me about a recent Chesterbrook Sale. She asked me about the Chesterbrook Condo and Town Homes real estate market in Tredyffrin Township.

We sat down together to take a close look at the Chesterbrook Real Estate Market and the Tredyffrin Township real estate market for condos and town homes. The Median Prices Chart shows homes for sale and homes that have sold in Chesterbrook and in Tredyffrin Township.  I plan to provide more Homes Sold Information to help home buyers and home sellers see that the level of market activity is greater here in Tredyffrin compared to news reports.

A visitor to my Real Estate Sunday Open House in the  Chesterbrook town home, condo community recently asked me a form of the question, How much is my house worth?

We spent some valuable time talking about house values in Chesterbrook and the real estate market in general.  Most of us need to sell a property before we can buy new one.

The question of How much is my house worth is a cornerstone question of the move-up or downsizing buyer’s plan to find a home that best fits their needs today.

I love to hold real estate Sunday Open House Tours for my Sellers. There is a small debate in real estate.  Is it worth a Realtors® time to hold a Sunday Open House? It depends, is my initial answer. Do you want to sell the house?

• Are homes flying off of the market with multiple offers including escalation clauses? Then, no you don’t need a Sunday Open House.
• Does the house show really well and have the Sellers followed my advice about curb appeal, condition, staging, pets? Then yes. Remember, all it takes is ONE Buyer.

Rita’s Water Ice In The Chesterbrook Shopping Center, Wayne Pa is on my Yums List of places to stop and relax with a client or with my favorite little people. As the days get longer and the temperatures rise, a refreshing “raspberry” or “lemon” Italian Water Ice cools the spirits. Rita’s is made with fresh fruit juice daily in a multitude of flavors and it’s fat free! Outside tables, the signature green, red and white stripes, charming umbrellas and the occasional local band will get your foot tapping. If you have some “little people” in tow, you might take a quick stroll over to Wilson Park and let them climb the jungle gym.

Rita’s also has Frozen Custard, with sprinkles or try a decadent “Blendini” with Frozen Custard and Oreo Cookie Chips. Can’t make up your mind, try the Misto a smooth blend of fruit ice and frozen custard. Get your card stamped. You’ll want to come back for sure. After 10 visits, you get a “freebie”.

Chesterbrook

The Community of Chesterbrook is a delightful, mostly town home community of over 4,600 residents located in the 19087 Wayne Zip Code. Chesterbrook, known as a Planned Unit Development, or PUD, in real estate terms, is an excellent real estate investment. There will always be a need for town homes and condos in a great school district.

Chesterbrook is located just off of the Route 202/Devon Interchange and features Twenty-six Villages and two Single Family Communities with it’s own shopping center and Chesterbrook Corporate Center.

It would make my life easier if Chesterbrook had it’s own distinct zip code and Post Office, then I wouldn’t get questions from relocating clients like, “can I walk to Wayne from Chesterbrook?”. Only if you’re fifteen or a world class sprinter!

The Zip Code Always Wins

The “Wayne” 19087 Zip Code for Chesterbrook confuses some people. We mix our town names and zip codes around here. Zip Codes can cross Township lines. If you’ve lived here your entire life, you know this like you know your own name. BUT, if you’re relocating to this area and trying to grasp what’s what and who’s who, it can be a little confusing.

The Zip code always wins, which explains why even if your home appears to be in Berwyn, but the Zip Code is Paoli, you live in Paoli. Chesterbrook is actually located in Tredyffrin Township in Chester County and The “Town of Wayne” is actually located in Radnor Township, Delaware County but they share the 19087 Zip Code. Go figure.

Shortly after the country heeded the advice to “Go West Young Man” and much of the population fled to the West Coast in search of gold, the Philadelphia Main Line grew West of the City of Philadelphia on the East Coast, where we already had the gold! It was called the Pennsylvania Railroad.

Since passions usually trump logic and there weren’t any zips back then, the zip code after thought seems to be a community planning logical best effort. That’s my story and I’m stickin to it. Whew, time for another Rita’s!
