Do you ever feel that there’s just not enough time in the day to do all you want to do. The Chester County, Downingtown Real Estate Market Report comparison between November 2006 and November 2008, reflects a market that is showing the typical seasonal adjustments as well as definite Median Sold Price Adjustments, down 10% and Supply and Demand reduction of units sold, down by 50%.

The Gathering Tredyffrin Real Estate Taxes Storm
The Tredyffrin Township Board of Supervisors meets Monday December 15th, 7:30pm at the Tredyffrin Township Building to Vote on the 2009 Tredyffrin Township Budget and a proposed 5% Tax Increase. An increase that would mean:
- proposed $24 per millage rate increase from 2.18 mills to 2.4 mills
- Summer Concerts funding TBD
- Community Day Funding TBD
- postponing a Police Officer hiring, etc
- a still looming 2010/2012 projected reserves short fall
What’s a mill? One mill of tax is equal to $1 for each $1000 of property assessed value. The formula looks like this:
- Property Assessed Value X Millage rate, (mills x .001) = tax.
- for example: $100,000 Assessed Value X 2.4 mills (.0024) = $240.00
- or $100,000 Assessed Value X 2.18 mills (.00218) = $218.00

Schuylkill Township Chester County Pa Market Report November 2006 Vs 2008*
The Real Estate Market Report for Schuylkill Township in Chester County Pa comparison between November 2006 and November 2008 shows two of the three Supply and Demand indicators for Schuylkill Township dropping. The number of homes for sale, Months Supply of Inventory, is up 103% from 29.5 months to 60 months of inventory.
Keep in mind that these numbers for transactions are statistically small. Nevertheless, this looks like the picture of a real estate marketplace waiting for some official good news and a very strong Buyers Market. A good opportunity for those who are qualified and ready. Malvern Real Estate Market Report For November 2008*
The Malvern Pa 19355 Real Estate Market Report comparison between November 2006 and November 2008 for Median Prices, Supply and Demand and Sales Rate indicators shows some good news trends, especially in the Median Under Contract Price and the Days On Market. As in most areas, the Months Supply of Inventory is up more than is typical for this time of year but that’s also an indicator of our current market.
Median Under Contract Prices are up 17% from $486,950 in November of 2006 to $570,000 in November 2008, a very positive indicator. Also the Sales Rate, Days on The Market have dropped significantly from 70 days on the market in November 2006 to 49 DOM in November of 2008. We’re puzzled in Tredyffrin Township Chester County.
From what I hear at my Open Houses, you’re puzzled about our real estate market and how it compares to other real estate markets in the news and around the country.
Tredyffrin Township, like much of the Philadelphia Suburban Real Estate Market, just doesn’t quite fit the popular real estate market mold that’s frequently commented on in the news these days. Fortunately for us, we haven’t experienced the carnage of other real estate markets.
Confidence Crises or Reality Crises?
So, we’re Waiting and Waiting – Who knows what we’re waiting for?
