Tredyffrin – Easttown Township Real Estate Market Report as of November 30, 2011
Median Sold and For Sale Prices Tredyffrin/Easttown Township:
- Comparing November of 2010 to November of 2011, shows that the Median Sold price was up 14.5% from $380,000 to $435,000 in 2011, while
- the Median For Sale Price was down only .2% from $449,950 to $449,000.
- Our local Tredyffrin Easttown homes under contract compares favorably with the National Pending Home Sales Index for the month of October 2011. Updated stats will be available the end of this month.

Hello Digital Photography Goodby MLS Books. Get Over It!
The Real Estate Listing Photograph was a very lonely creature when I first began my Real Estate Career. There was only one black and white real estate photograph that lived in the MLS Books. The MLS Books were about the size of the Yellow Pages Telephone Directory.
Today our Trend MLS and other search portals can feature up to 25 color property photos. This is a brochure showing photos of a pending sale in Chesterbrook that drew numerous showings, open house visitors and offers to purchase.

Perhaps you love to play Scrabble AND you have a penchant for the world of real estate like me. As a child I spent many happy Summer days playing marathon games of Monopoly with family and friends. And even today, a few running games of Scrabble on my iPhone helps keep the mental juices flowing. Now I would be the first person to acknowledge that I cringe whenever I hear someone refer to the “game of real estate”. Somehow it always makes me think of those sleazy get rich quick guys on late night TV.
We never want to think about buying or selling a home as a game, since it’s one of the most important financial and emotional events in our lives. But here are some similarities to both events that might give a little insight by way of comparison:

Expanded Home Buyers Tax Credit Voted Up By Senate and House Today
Just today the United States House of Representatives voted 403-12 to extend and expand the Home Buyers Tax Credit.
The National Association of Realtors has provided this helpful document summarizing the details of the new Home Buyers Tax Credit.
Following the 48-0 vote by the United States Senate yesterday, and remembering our civics lessons, the Home Buyer Tax Credit will become law effective on the date that President Obama signs the bill. Read the rest of this entry »

The Senate is working on approving The First Time Home Buyer Tax Credit Extension. Part of the proposal is to Expand The Home Buyers Credit for existing home sellers/home buyers but so far there is no Senate Vote. Possibly next week there may be a vote ready to go to the House and from there who knows?
