*Lower Merion Township, Radnor Township and Willistown Township have earned two Mops for their Months Supply of Inventory and Days on Market for September 2009 as compared to September 2007. Of course the market will look a lot healthier when the volume of Sold and Under Contract transactions begins to move in a more positive direction.

The Main Line Pa Real Estate Absorption Rate Report comparison February 2008 to February 2009. Comparing our four Lower Main Line Pa area Townships (Radnor, Haverford, Lower Merion and Upper Merion) for the Months Supply of Inventory, Days On Market, Residual Inventory (backlog) and New Listings On Market.
As I was preparing this Absorption Rate Report, I saw a tick up in the Median Listing price for some lower Main Line Pa Townships.

Radnor Township Prices Are Holding But Inventory Is Growing – Up 85%
Comparing and contrasting the real estate market activity for Radnor Township in Delaware County between November 2006 and November 2008, shows that the growing Months Supply of Inventory stands out as being the most noteworthy in the Radnor Real Estate Market plus the actual increase in the Median Sold Price.
Radnor Townships Median For Sale Price has only dropped 1% for this period and the Median Sold Price has actually increased from November 2006 to November 2008.

Radnor Township Pennsylvania Third Quarter Real Estate Market Report*
Radnor Township Delaware County Comparison of the Third Quarter of September 2008 to September 2006 shows the greatest effects on the decline of the Median Sold Price, decline of the number of units sold and the growing Months Supply of Inventory.
However, this is a traditionally strong, high end market that could move forward very quickly with a little promise of overall recovery.
There is a chasm of concern showing here, between the Median Sold Price decline, compared to the Median For Sale Price decline of only 1%. I suspect this is due to the hard hit, high end, new and under construction market which is propping up the Median For Sale Price.

Memorial Day Commemoration Parades
The Borough of Malvern and Radnor Township host two of the areas most popular Annual Memorial Day Parades.
- Radnor Township: Monday May 26th, 2008 at 9:45 am until 1:00pm
The Radnor Memorial Day Parade is in its 33rd year. The Parade events will kick-off at 9:45 am at the Radnor Financial Center on Radnor-Chester Road and will go West on Lancaster Avenue (Route 30). The parade will end at the War Memorial on South Wayne Avenue where there will be a ceremony. There will be nearly 70 marching units. This years parade will feature the Valley Forge Military Academy & College’s Cavalry Troop with the horses. Following the parade there will be an open house at 401 E Lancaster Avenue in Wayne, with free hot dogs and hamburgers hosted by the Bateman-Gallagher American Legion Post 668. - Borough of Malvern : Sunday, June 1, 2008 1:30pm
The 140th Memorial Day Parade will be held on Sunday June 1st. The parade begins at the Malvern Fire Company on E. King Street, going left on Warren Avenue and then right on Monument Avenue to the Paoli Memorial Association grounds. There will be Military Units, bands, fire trucks, and antique cars. Malvern hosts the oldest Memorial Day Parade in America with a tradition of the kids decorating their bicycles and good family fun!
