Comparing and contrasting the real estate market activity for Radnor Township in Delaware County between November 2006 and November 2008, shows that the growing Months Supply of Inventory stands out as being the most noteworthy in the Radnor Real Estate Market plus the actual increase in the Median Sold Price.
Radnor Townships Median For Sale Price has only dropped 1% for this period and the Median Sold Price has actually increased from November 2006 to November 2008.

We’re puzzled in Tredyffrin Township Chester County.
From what I hear at my Open Houses, you’re puzzled about our real estate market and how it compares to other real estate markets in the news and around the country.
Tredyffrin Township, like much of the Philadelphia Suburban Real Estate Market, just doesn’t quite fit the popular real estate market mold that’s frequently commented on in the news these days. Fortunately for us, we haven’t experienced the carnage of other real estate markets.
Confidence Crises or Reality Crises?
So, we’re Waiting and Waiting – Who knows what we’re waiting for?

Malvern Real Estate Market Report Zip Code 19355 as of October 2008*
Comparing the real estate market of October 2008 to October 2006 through the key indicators of the in real estate values for Malvern shows that the Under Contract Price has increased 8%. This appears to be a good and positive direction indicating more realistic “For Sale Pricing” and hopefully some increased demand.
The real story in Malvern and most of our local markets, at this time, is in the volume of transactions. The overall volume of homes under contract is down 48%
Traditional Fall Slow Down In Volume
Traditionally, we see a bit of a slow down in the market in the Fall as far as the Days On Market is concerned.

Radnor Township Pennsylvania Third Quarter Real Estate Market Report*
Radnor Township Delaware County Comparison of the Third Quarter of September 2008 to September 2006 shows the greatest effects on the decline of the Median Sold Price, decline of the number of units sold and the growing Months Supply of Inventory.
However, this is a traditionally strong, high end market that could move forward very quickly with a little promise of overall recovery.
There is a chasm of concern showing here, between the Median Sold Price decline, compared to the Median For Sale Price decline of only 1%. I suspect this is due to the hard hit, high end, new and under construction market which is propping up the Median For Sale Price.

The Third Quarter Median House Sold Report for Tredyffrin Township in Chester County, comparison between September 2006 and September 2008, shows a real estate market that’s holding it’s own despite incredible waves of good, bad, worse and confusing news from the Credit Markets.
Since I’m a glass is “half full” kind of person, I love bringing you some good news.
A recent report from our Trident Mortgage Company, for example, reports that Trident is sound and well funded with money to lend. My Trident representatives tell me that they have not turned away a single borrower for lack of funds to lend. Now that’s good news and good management by Trident.
The Median For Sale Price is down 2% from $489,900 in 2006 to $479,000 in 2008, while the Median Sold Price for the same period has increased 22% from $339,000 in 2006 to $525,000 in September of 2008. Read the rest of this entry »

The Supply, Demand and Months Supply of Inventory numbers for Chester County Pennsylvania Real Estate Transactions offer no major surprises.
These are the numbers that some of the national and even local news likes to throw out for some shock value. They need to be put into context. When we compare market data to 2005 and 2006, it’s important to keep in mind that neither of these real estate markets was “typical”.
What Is Supply and Demand For Chester County Homes For Sale?
Supply and Demand – simply refers to the number of units (houses) sold in any given period compared to the number of homes for sale and houses under contract.
