Chester County Homes Going Green?


The US Green Building Council

Here in Chester County and the Main Line area I’m reminded of the “trend” towards “going green” in home design and new construction. Right after the financial crises, it’s one of the hottest real estate topics of our time. The US Green Building Council has developed the Leeds Guidelines for homes and construction planning on “going green”. Public Buildings and Municipal Buildings are trending to going Green. Several local Builders are picking up the trend as well.

Kermit The Frog sang the song, “It’s Not Easy Being Green” in another context. But as we look around our local landscape, we’re curious about how easy it is to find environmentally friendly Green Home Design here in Chester County and the Philadelphia Main Line Area. It’s definitely getting easier to be environmentally conscious with new home construction. Many builders advertise that they follow green building design and construction. Be sure to ask. Tredyffrin Township Real Estate 4th Quarter Market Report

440 Homes Sold In Tredyffrin Township, Chester County Pa In 2008. Our one year comparison between December 2008 and December 2007 shows that the Median For Sale Price is up 9%, while the Median Sold Price for a home in Tredyffrin Township is down only 3%.*The key for the statistics is Green equals median sold prices, red median for sale prices and blue, median under contract prices.

And while it’s a good sign that the residual inventory (back log) is dropping, there’s a message in the For Sale Price increase and the Median Sold price Decline. Remember, it’s just a short 30 days til the Spring Market and more competition. Read the rest of this entry »

The Chester County Real Estate Market Report* for the end of the 4th Quarter December 2008 is a picture of a slow real estate market. Still a Buyers Market in Chester County with 16.5 months of inventory, but not a raging Buyers Market. This is a one year comparison between December 2007 and December 2008 unlike my previous two year comparisons.

The Chester County, Downingtown Real Estate Market Report comparison between November 2006 and November 2008, reflects a market that is showing the typical seasonal adjustments as well as definite Median Sold Price Adjustments, down 10% and Supply and Demand reduction of units sold, down by 50%.

Schuylkill Township Chester County Pa Market Report November 2006 Vs 2008*

The Real Estate Market Report for Schuylkill Township in Chester County Pa comparison between November 2006 and November 2008 shows two of the three  Supply and Demand indicators for Schuylkill Township dropping. The number of homes for sale, Months Supply of Inventory, is up 103% from 29.5 months to 60 months of inventory.

Keep in mind that these numbers for transactions are statistically small. Nevertheless, this looks like the picture of a real estate marketplace waiting for some official good news and a very strong Buyers Market. A good opportunity for those who are qualified and ready. Malvern Pa 19355 Real Estate Market Report


Malvern Real Estate Market Report For November 2008*

The Malvern Pa 19355 Real Estate Market Report comparison between November 2006 and November 2008Malvern Nov 2008 Market Report for Median Prices, Supply and Demand and Sales Rate indicators shows some good news trends, especially in the Median Under Contract Price and the Days On Market. As in most areas, the Months Supply of Inventory is up  more than is typical for this time of year but that’s also an indicator of our current market.

Median Under Contract Prices are up 17% from $486,950 in November of 2006 to $570,000 in November 2008, a very positive indicator. Also the Sales Rate, Days on The Market have dropped significantly from 70 days on the market in November 2006 to 49 DOM in November of 2008.  This represents a 30% drop in the number of Days On The Market for Malvern Zip Code 19355, another very positive indicator.
