The Question of How much did that house sell for, is a question that I get asked frequently. The answer to this question is really critical information for both potential Sellers and Buyers. Days On Market (DOM)-The “Property Marketing Period” (PMP) ~ A Realtors® Tale of Two Hats!
How long has this house been on the market?
The answer to this question now has two parts, the DOM and the “PMP” “Property Marketing Period”. As a Realtor®, I often wear two hats. I wear a Sellers Agent Hat and a Buyers Agent Hat for my Main Line Chester County clients. Meaning I represent Sellers in Listing their property or I represent Buyers in purchasing, as an Accredited Buyers Agent. Buyers and Sellers generally look at the question of Days On The Market differently.
Our Multiple Listing Service for the Tri-County Delaware Valley area has instituted a new Property Marketing Period (PMP) in order to show the true Days On The Market. Read the rest of this entry »

Main Line Chester County Home Sellers Tip – 2 Words To Get SOLD? ~ “Bye, Bye!”
In my Consulting Role with Main Line Chester County Home Sellers, I suggest that my Sellers take the dog for a walk or have a cup of coffee with the neighbors and not be home for their property showings. Despite that fact that some Sellers and Buyers bond right away, the risks to the sale are much greater than the rewards when the Sellers are present during property showings.
Why do Sellers remain home during property showings? Could be the Listing Agent hasn’t explained the risks. Also, Sellers are naturally curious, especially if it’s a second showing. With increasing number of days on market, some Sellers may be tempted to “help” the Buyer’s Agent get their home sold.
But, in my consulting role as a Buyers Agent I have listened as Sellers gave my Buyers an exact reason NOT to buy their home, and because Read the rest of this entry »

7 Steps to Recovery If Your Sale Falls Through
Fall Through Sales have increased in our current market. There’s no more painful situation for Sellers than the “Fall Through” Sale. Our Trend MLS shows a greater number of Withdrawn Re-listed homes. Good news on the horizon is that Pending Sales are on the rise according to the National Association of Realtors®, who have predicted an improvement in the second half of 2008.
Imagine this scenario – Sellers need to sell. Maybe it’s a relocation with a job and new community on the other side. Maybe it’s a family who needs to downsize and move closer to the children. The Sellers were happy with their negotiated offer and happy not have to show the property any more. They’re ready to move on. Read the rest of this entry »

The Nose Knows, But House Odors Can Be a Forbidden Topic –
Sometimes we’re all tempted to let the topic of the dreaded house odors slide in the pre-listing process. You like us, we’re bonding, we like you and we don’t want to hurt your feelings. |Sellers, Know Your Market – Be Prepared or Perish!

Sellers Prepare To Know Your Market Before Listing Your Property
Sellers, you must be prepared and know your local real estate market. What does the national real estate news mean to The Philadelphia Main Line and Western Suburbs? Not as much as you might think. “All real estate is local” is a well known truism that’s easy to forget when the national news is full of doom and gloom. Our local real estate market is not as hot as the 2005 or 2006 market was, but that’s a good thing and overall our local market is more stable than those markets in high foreclosure areas.
Which market are you in? Is it the Condo market, the Luxury New Construction Market, the First Time Buyer market or the downsizing market? As a local Realtor I help Sellers determine the statistical truth of their market .
Here are seven tough questions to get started. The answers will help you know which market you’re selling in. Read the rest of this entry »
