Save, Save, Save
The very first thing you want to be doing, when your goal is to be a first time home owner, is to be saving in as many ways as you can find. Check out 100 Tips For Saving from The Simple Dollar or some of the 75 Money Saving Tips From Dough Roller.
You could adjust your lifestyle from eating out three times a week to cooking at home, buy less prepared food, cut out the junk food, take your own coffee in a thermos cup, brown bag your lunch. For a working couple just taking your own lunch could easily save thousands a year. Saving more is increasingly practical advice for each of us.
Souper Savings From The Pot To The Bank
In honor of Thanksgiving, here’s my Mom’s Turkey Soup Recipe. Like all great cooks, she had the creative instincts to add a magical “pinch of this and that”.
Beg, borrow and save those bones. In my growing up years, everything went in the soup pot. That’s a tradition I love. Home made soup is more nutritious. You’ll feel good when you come home to an easy dinner, knowing the savings brings you one step closer to your dream home. Try making your own bread. It’s fun, cheap and incredibly easy. Takes no more than 6 or 7 ingredients and none of them requires a chemistry degree to pronounce.

Where Should A First Time Home Buyer Begin?
A First Time Home Buyer Who Dares To Be Different
A good place to begin is at the beginning.
Did you know that most first time home buyers do not begin at the beginning? They usually start in the middle by looking for a home, falling in love, then scrambling to make it work, sometimes with unnecessary disappointment or heart break. We can always find another wonderful home for you. Dare to be different and begin at the beginning by asking yourself some tough questions about your lifestyle, your finances and your motivation to be a home owner.
Should Everyone Be a Home Owner?
Should everyone be a home owner? Or, are there times when it might be best to stay on the Home Buying sidelines and rent? It’s a good beginning question to ask. Read the rest of this entry »

First Time Home Buyers Succeed With Planning and Preparation
Our First Time Home Buyers Series will begin at the beginning with advice to help you get your real estate ducks in a row.
A Real Estate “Buyers” Market
Anytime that you have more than 6 months of inventory backing up, you have a Buyers Market. And some would say, “it’s about time!”
Happily for Buyers, gone are the “escalation” clauses for the Agreement of Sale price and the anxiety producing multiple offers-“pick me, pick me” (although I’ve heard of a few on some “hot” properties).
Sellers Love, Love, Love First Time Buyers!
Why? Because First Time Home Buyers don’t have a house to sell, which eliminates a major contingency. Read the rest of this entry »

Real Estate One Stop Shopping, Amazon, and the Supermarket?
What do Real Estate One Stop Shopping Services have to do with the Supermarket, Amazon or the Mall?
Save Time, Save Money, Trustworthy Service, Peace of Mind ~
Here in Chester County and the Main Line area my Buyers and Sellers are busy, busy, busy. They’re either on the fast track at home or at work or both. Time is the one commodity that none of us has enough of. That’s why when the National Association of Realtors ran a Harris poll, One Stop Shopping Real Estate Services came up with a resounding YES vote.
Everyone loves one stop shopping. At the Supermarket these days, there’s probably a snack bar for a little breakfast or lunch while you shop. You can pick up a snow shovel, a prescription, or buy a pot of Mums for the front porch. My favorite Amazon shopping offers great choices, service and prices. Prudential Fox Roach Realtors together with the affiliated services of The Trident Group even offers a guarantee on Settlement Services!
I can just imagine how excited you are to buy your first home. You’re getting married. You’ve decided to go Read the rest of this entry »

|7 Real Estate Buyer Agent Safeguards
September 12th, 2008 categories: Chester County, Home Buyers
Is Your Agent An Accredited Buyer Agent?
A Buyer Agency Contract Agreement signed between an Accredited Buyer Agent licensed Realtor® (ABR), and you as the Buyer Client, offers the most protection for any real estate home buyer. Every one of my Buyer Clients gets my 100% Home Buying Satisfaction Guarantee.
Who Represents the Home Buyer?
In fact, a Buyer who decides to go it alone without a signed Buyer Agency Contract, is at great risk. Without a written Buyer Agency Contract relationship with your Realtor®, you have NO ONE representing you and your best interests in the real estate transaction. In Pennsylvania, you are considered only a “customer” without “Client” status protection, if you do not have a signed Buyer Agency Read the rest of this entry »

How Much Did The House Sell For? Is it a done deal?
Simple Real Estate Question? ~ Complex Answer
The Question of How much did that house sell for, is a question that I get asked frequently. The answer to this question is really critical information for both potential Sellers and Buyers. Generally, the person asking the question is not asking for an in-depth Comparative Market Analysis (CMA). Read the rest of this entry »

Days On Market (DOM)-The “Property Marketing Period” (PMP) ~ A Realtors® Tale of Two Hats!
How long has this house been on the market?
The answer to this question now has two parts, the DOM and the “PMP” “Property Marketing Period”. As a Realtor®, I often wear two hats. I wear a Sellers Agent Hat and a Buyers Agent Hat for my Main Line Chester County clients. Meaning I represent Sellers in Listing their property or I represent Buyers in purchasing, as an Accredited Buyers Agent. Buyers and Sellers generally look at the question of Days On The Market differently.
Our Multiple Listing Service for the Tri-County Delaware Valley area has instituted a new Property Marketing Period (PMP) in order to show the true Days On The Market. Read the rest of this entry »

“Is that really you?” “Are You really Judy Peterson the Real Estate Agent? I’m on your website right now. It’s very good”.
