A First Time Home Buyer called me about a recent Chesterbrook Sale. She asked me about the Chesterbrook Condo and Town Homes real estate market in Tredyffrin Township.
We sat down together to take a close look at the Chesterbrook Real Estate Market and the Tredyffrin Township real estate market for condos and town homes. The Median Prices Chart shows homes for sale and homes that have sold in Chesterbrook and in Tredyffrin Township. Home Improvement Chester County Philadelphia Main Line Area
The phrase that “All Real Estate Is Local” contains a lot of truth in Real Estate and especially for our Pennsylvania, Chester County Real Estate and Philadelphia Main Line area. We have a varied mix of home styles and home price ranges sometimes within neighborhoods.
Each year Realtor Magazine together with Remodeling Magazine* publishes their Cost vs Value edition with statistics on resale value investment return. These are Regional differences but It’s also true that Chester County may differ from Delaware or Montgomery County or style differences between Single Family Homes or Town Homes.
Good Lighting Deserves More Home Improvement Attention
My clients seem to be most impressed with Kitchens and Bathrooms and often comment on Lighting. Lighting isn’t on the list but in my experience it should be. When a home buyer says, “It seems dark in here”, it’s not good news for the Sellers home I’m showing. Especially here in the Northeast. Good lighting can punch up the WOW factor for a modest investment!

Tredyffrin Township Real Estate 4th Quarter Market Report
440 Homes Sold In Tredyffrin Township, Chester County Pa In 2008. Our one year comparison between December 2008 and December 2007 shows that the Median For Sale Price is up 9%, while the Median Sold Price for a home in Tredyffrin Township is down only 3%.*The key for the statistics is Green equals median sold prices, red median for sale prices and blue, median under contract prices.
And while it’s a good sign that the residual inventory (back log) is dropping, there’s a message in the For Sale Price increase and the Median Sold price Decline. Remember, it’s just a short 30 days til the Spring Market and more competition. Read the rest of this entry »

Our one year comparison of December 2007 and December 2008 for the Real Estate Market in Delaware County Pennsylvania shows that there were 5,456 homes sold in Delaware County this past year with a 2% decline in the Median Sold Price.

Chester County Real Estate Market Report-Dodging The Tsunami
The Chester County Real Estate Market Report* for the end of the 4th Quarter December 2008 is a picture of a slow real estate market. Still a Buyers Market in Chester County with 16.5 months of inventory, but not a raging Buyers Market. This is a one year comparison between December 2007 and December 2008 unlike my previous two year comparisons.

Downingtown 19335 Area Real Estate Market Report Comparison*
The Chester County, Downingtown Real Estate Market Report comparison between November 2006 and November 2008, reflects a market that is showing the typical seasonal adjustments as well as definite Median Sold Price Adjustments, down 10% and Supply and Demand reduction of units sold, down by 50%.
And while the Days on the Market is up 25% from November of 2006 to 70 Days On The Market, the DOM is actually down from September/October of this year and from the high of 105 Days on the Market at November of 2007, a positive indicator. Read the rest of this entry »
