Real Estate House Values|Expired Listings Help-Part 1


Where’s The Real Estate Party With The “Sold” Presents?

Having a real estate listing expire it’s listing contract without being sold is a little like giving a party with no food, music or presents.  Inviting all of your friends to come and celebrate with you but then telling them to come back later for the real fun.

Everyone arrives at the party with great anticipation of enjoying the company of the guests, good conversation, food and music only to have the host announce, “please come back next month when we will have the “real party” with the decorations, the food, drinks, dancing and presents!

Would you go back?  Probably not. But it happens every day in my real estate market of the Chester County Pennsylvania Main Line area when listings expire without selling.  And it’s mostly avoidable.

Real Estate One Stop Shopping, Amazon, and the Supermarket?

What do Real Estate One Stop Shopping Services have to do with the Supermarket, Amazon or the Mall?

How Long Has This House Been On The Market?The answer to this question now has two parts, the DOM and the “PMP” “Property Marketing Period”. As a Realtor®, I often wear two hats. I wear a Sellers Agent Hat and a Buyers Agent Hat for my Main Line Chester County clients.  Meaning I represent Sellers in Listing their property or I represent Buyers in purchasing, as an Accredited Buyers Agent.  Buyers and Sellers generally look at the question of Days On The Market differently.

In my Consulting Role with Main Line Chester County Home Sellers, I suggest that my Sellers take the dog for a walk or have a cup of coffee with the neighbors and not be home for their property showings. Despite that fact that some Sellers and Buyers bond right away, the risks to the sale are much greater than the rewards when the Sellers are present during property showings.

Why do Sellers remain home during property showings? Could be the Listing Agent hasn’t explained the risks.  Also, Sellers are  naturally curious, especially if it’s a second showing.  With increasing number of days on market, some Sellers may be tempted to “help” the Buyer’s Agent get their home sold.
