Hello Digital Photography Goodby MLS Books. Get Over It!

The Real Estate Listing Photograph was a very lonely creature when I first began my Real Estate Career. There was only one black and white real estate photograph that lived in the MLS Books. The MLS Books were about the size of the Yellow Pages Telephone Directory.

Today our Trend MLS and other search portals can feature up to 25 color property photos. This is a brochure showing photos of a pending sale in Chesterbrook that drew numerous showings, open house visitors and offers to purchase.

If you are a Townhouse or a Condo Buyer or Seller in Tredyffrin Township you will have seen the most real estate activity in all of Chester County Pa in the past 12 months. There were 354 units sold in Tredyffrin, followed by 195 sold in Phoenixville, 188 in East Goshen Township and 186 in West Goshen Township. Perhaps you love to play Scrabble AND you have a penchant for the world of real estate like me. As a child I spent many happy Summer days playing marathon games of Monopoly with family and friends. And even today, a few running games of Scrabble on my iPhone helps keep the mental juices flowing. Now I would be the first person to acknowledge that I cringe whenever I hear someone refer to the “game of real estate”. Somehow it always makes me think of those sleazy get rich quick guys on late night TV.

We never want to think about buying or selling a home as a game, since it’s one of the most important financial and emotional events in our lives. But here are some similarities to both events that might give a little insight by way of comparison:

Home Buyer Tax Credit Done When Obama Signs


Expanded Home Buyers Tax Credit Voted Up By Senate and House Today

Homebuyer Tax Credit Extended to April 30 2010Just today the United States House of Representatives voted 403-12 to extend and expand the Home Buyers Tax Credit.

The National Association of Realtors has provided this helpful document summarizing the details of the new Home Buyers Tax Credit.

Following the 48-0 vote by the United States Senate yesterday, and remembering our civics lessons, the Home Buyer Tax Credit will become law effective on the date that President Obama signs the bill. Read the rest of this entry »

Months Supply of Inventory/Absorption Rate:

*Lower Merion Township, Radnor Township and Willistown Township  have earned two Mops for their Months Supply of Inventory and Days on Market for September 2009 as compared to September 2007. Of course the market will look a lot healthier when the volume of Sold and Under Contract transactions begins to move in a more positive direction.

Tredyffrin Third Quarter Real Estate Absorption


Mops, Sponges and The Months Supply of Inventory

AbsorptionRateMoplThe Third Quarter Tredyffrin Real Estate Absorption Rate is looking more like a normal real estate market instead of one drowning in inventory.

Some months I have felt like I needed a huge mop to soak up the excess inventory. And in some markets that’s still the image that resonates.

But here in Tredyffrin Township for the Third Quarter Real Estate Market, we’re showing signs of recovery. The months supply of inventory is down to 5.6 months.  Keep in mind that the MSI and the Absorption Rate is based on the assumption that no new inventory is coming on the market, which is never the case.

The Months Supply of Inventory and Absorption Rates are averages, so there are definitely properties selling within days and even some with more than one offer and others, especially in luxury home price ranges, that are languishing. Read the rest of this entry »
